Homeowners Insurance in Hobe Sound, FL

Cornerstone Insurance is an independent Florida agency, and we compare 20+ Florida homeowners carriers for Hobe Sound and Martin County homes. Coverage here turns on where the house actually sits — an Intracoastal-front home with a deep-water dock and a 1950s-built block west of US-1 price very differently — and flood is its own policy, or endorsement, everywhere in Florida, Hobe Sound included.

What Shapes Homeowners Insurance Rates in Hobe Sound

Ask what actually generates claims for Hobe Sound homeowners and the answer is not a hurricane — it is water inside the house. Supply lines, water-heater tanks, washing-machine hoses, and A/C condensate lines fail quietly and do expensive damage, and in our agency’s experience these plumbing and appliance leaks are the claims we see most here and across Martin County. We encourage clients to carry as much water-damage coverage as they can qualify for, because carriers do not hand it out evenly: recent water losses, the age of the home, and the type and age of its plumbing can limit — or with some carriers exclude — water coverage on a quote. That is a live issue in a town where whole streets date to the 1950s and ’60s. An automatic water shut-off or leak-detection device earns a discount with several of our carriers and can catch a failing supply line before it soaks the slab. Fire is the opposite profile — far less frequent, but the most severe losses we see, which is why the rebuild limit on the policy matters more than any single discount.

Wind coverage in Hobe Sound gets judged by hurricanes but used by thunderstorms. The routine wind event is the summer afternoon storm building over the interior and rolling east — gusts, small hail, and lightning that lift shingles and drop limbs many times each season, no name attached. Those unnamed storms carry the standard (non-hurricane) deductible, which is one of the quieter numbers worth checking on any quote.

Named storms are the second layer, and Martin County’s file is specific. Hurricane Frances came ashore at the southern end of Hutchinson Island as a Category 2 on September 5, 2004, and Hurricane Jeanne made landfall at virtually the same spot on September 26, 2004 with winds estimated near 120 mph — a double strike at the county’s north end that sits permanently in the loss data carriers weigh when they price Treasure Coast wind. Martin County is not in Florida’s High-Velocity Hurricane Zone, but its coastal areas — Hobe Sound’s east side included — fall in the wind-borne debris region, which drives opening-protection requirements and credits. A wind-mitigation inspection documents roof shape, deck attachment, roof-to-wall connections, and opening protection; on homes here those credits are frequently the largest single discount on the policy.

Carriers do not price a home’s age on a straight line — they price building eras, matching each cohort’s construction type against that cohort’s claims record, so a well-kept 1950s concrete-block cottage can outperform a fast-built 1980s frame home. Hobe Sound puts those cohorts side by side. Poinciana Gardens dates to 1957, and the blocks around Zeus Park, Ridgeway, and Hobe Heights carry much of the town’s mid-century housing. Heritage Ridge began building around 1980 with villas, condos, and single-family homes around its golf course; Lost Lake’s roughly 600 homes went up between 1992 and 1999; Medalist Village and The Soundings add golf-course estates and Intracoastal-front homes — The Soundings alone holds about 153 home sites along Gomez Avenue, many with deep-water docks. Documented roof age lives inside the era question: carriers price the roof they can verify, so a permit or inspection report showing the re-roof date routinely changes a quote on any of these streets.

Across South Jupiter Narrows sits the Town of Jupiter Island — a separate municipality, but some of the highest-value homes in Florida share Hobe Sound’s wind and water geometry, and that concentration of value shows up in how carefully carriers underwrite this stretch of coast. The remaining rate drivers are the same everywhere we quote: construction materials; the Coverage A rebuild limit, which carriers gauge with replacement-cost estimators embedded in every quote rather than guessing; endorsements like replacement cost on contents and law & ordinance; and the smaller credits — gated community, monitored alarm, insurance score, water-leak protection devices. Underneath all of it sits the area’s historic and actual loss data: 2004’s double strike and the town’s flood history are in the numbers carriers file. Auto Insurance in Hobe Sound, FL

Hobe Sound driving runs on US-1 and Bridge Road, with I-95 and Florida’s Turnpike along the town’s west side and the daily pattern pointing outward — Stuart, Jupiter, Palm Beach Gardens. MARTY, Martin County’s public transit service, does reach Hobe Sound, but service is sparse and commuter-oriented — limited-stop routes with a connection at US-1 and Bridge Road — so as a practical matter every working adult here drives, and households run multiple vehicles. Add the local texture: pickups pulling boat trailers toward the Intracoastal, a golf bag in half the trunks in town, and teen drivers sharing the US-1 commute.

We recommend 100/300 bodily-injury liability limits as the starting point for quoting and contemplation — the level leasing companies typically require — with higher limits where they fit the household. Florida has long ranked among the states with the highest share of uninsured drivers on the road, so we build uninsured/underinsured motorist (UM/UIM) coverage into that recommendation; when the other driver carries nothing, UM is the layer designed to respond for you and your passengers. For households with real assets — and around here many have both a home and a boat — an umbrella policy is the opportunity for added protection above both home and auto; more on that below.

Multi-vehicle households are also where bundling earns its keep: the same-agency multi-policy discount applies on both sides of the package with most of our carriers, and quoting home and auto together lets us line the liability limits up so the umbrella can sit cleanly on top.

Flood Insurance in Hobe Sound, FL

Every home in Hobe Sound needs some amount of flood coverage — the working question is how much, and the town has already answered anyone who thinks flooding is only a beachfront problem. In June 2020, a roughly 12-day stretch of rain dropped more than a foot of water on parts of the Treasure Coast and flooded homes in Hobe Heights — a neighborhood west of US-1, nowhere near the ocean. Martin County later built a permanent outfall for the neighborhood to route stormwater toward a treatment area before it reaches the Intracoastal. Flooding is decided by a home’s immediate surroundings — its elevation relative to the lots beside it, how the soil drains, where the water has to go — and it can and does happen far from any shoreline.

Standard homeowners policies exclude flood damage; a few carriers offer optional flood endorsements — never automatic — and otherwise flood is a separate policy. The east side of town adds the tidal version of the risk: the Intracoastal behind The Soundings’ docks rises with surge as well as rain, and a Florida DEP shoreline report classified more than 11 miles of Jupiter Island’s beach as critically eroded and warned the ocean could eventually breach the island near Peck Lake. Surge distance is one input among several, not the whole story.

Pricing follows FEMA’s Risk Rating 2.0: distance to the flooding source, the home’s rebuild cost, and its elevation and first-floor height — not the flood zone on the map. Zone X changes the mortgage paperwork; it does not change where the rain goes. Most existing NFIP policies are also protected by an 18% annual cap on increases under the 2014 Homeowner Flood Insurance Affordability Act, which rewards putting a policy in force before you need it.

NFIP coverage tops out at $250,000 on the building and $100,000 on contents — below the rebuild cost of many Hobe Sound homes, and well below anything east of US-1 — so we quote private flood alongside NFIP for higher limits or better terms. One schedule note for Citizens policyholders: Citizens ties flood insurance to wind coverage — a statewide requirement phased in through January 1, 2027.

Umbrella Insurance in Hobe Sound, FL

An umbrella policy is designed to sit above your home and auto liability limits — typically sold in $1 million increments — and add an extra layer when a serious claim or lawsuit exceeds what those underlying policies carry. In Hobe Sound the case writes itself in the driveway and off the dock: multi-vehicle households, teen drivers on US-1, backyard pools, dogs, and boats tied up behind Intracoastal homes.

There is also a local multiplier: this stretch of coast, with Jupiter Island across the water, concentrates some of the highest-value property and highest-stakes liability exposure in Florida. A serious at-fault accident does not scale to your own net worth — it scales to the injury — and an umbrella is the least expensive way we know to buy seven figures of additional liability protection.

Umbrella carriers require minimum underlying limits — commonly 100/300 on auto — which is one more reason we quote from those limits as the starting point. Quoted alongside home and auto, an umbrella is usually a modest addition to the total package.

One Hobe Sound Quote Request. 20+ Florida Homeowners Carriers.

We are an independent Florida agency: one quote request here gets shopped across 20+ Florida homeowners carriers — and 25+ carriers across our personal lines — instead of one company’s answer. Citizens’ own county reports show why the width matters: Martin County personal-residential multiperil policies fell from 8,770 at March 31, 2024 to 1,543 at May 31, 2026 — a decline of roughly 82%, with zero personal wind-only policies in either report — while statewide Citizens fell from roughly 936,000 policies at year-end 2024 to 293,772 by May 31, 2026. Policies leave Citizens when private carriers offer terms worth taking, and one wide quote request is how you find out which of those carriers wants your Hobe Sound home.

The fastest start: share your current coverage through Canopy Connect — it takes about a minute and pulls your declarations pages so we can quote apples to apples across the market. Or start with the quote form and we will take it from there.

Hobe Sound Insurance Questions We Hear Most

What drives the cost of homeowners insurance in Hobe Sound?

Seven things do most of the work. (1) The home’s building era — carriers price era cohorts by construction type and that cohort’s claims record, never a straight age line, so a 1950s block home near Zeus Park can outperform a fast-built 1980s frame home; your documented roof age lives inside this driver. (2) Construction materials. (3) The Coverage A rebuild limit — carriers embed replacement-cost estimators in every quote to gauge it rather than guessing. (4) Endorsements such as replacement cost on contents and law & ordinance. (5) Wind-mitigation credits from an inspection. (6) Smaller discounts — gated community, monitored alarm, insurance score, water-leak protection devices. (7) The area’s historic and actual loss data, which for Martin County includes the 2004 Frances–Jeanne double strike. Each of our 20+ carriers weighs these differently — which is exactly why we compare them.

Will a prior claim raise my homeowners rate in Hobe Sound?

A prior claim does not raise your property rate itself. What it does is narrow the field: some carriers will not quote a home with a recent claim — especially a water claim — and it typically costs you the claims-free discount, which runs about 2–10% depending on the carrier. Because we represent 20+ Florida homeowners carriers, the work with your agent after a claim is finding the carriers still glad to have you and re-shopping until the field opens back up.

How much flood insurance do I actually need in Hobe Sound?

That is the right question — how much, not whether. Everyone in Florida needs some flood coverage, and Hobe Heights proved in June 2020 that a foot-plus of rain can flood homes well west of US-1, far from the beach. Flooding is decided by your lot’s elevation among its neighbors, the soil, and where the water has to go. Pricing under Risk Rating 2.0 follows distance to the flooding source, rebuild cost, and first-floor height — not the zone letter on the map. NFIP tops out at $250,000 building / $100,000 contents; for waterfront and higher-value homes we quote private flood for higher limits. Homeowners policies exclude flood — a few carriers offer optional endorsements, never automatic — so we price it for your address and set the limit against your real rebuild cost.

Does homeowners insurance in Hobe Sound cover sinkholes?

Sinkhole risk on the Treasure Coast is among the lowest in Florida — a WPTV analysis of state-tracked sinkhole and subsidence data found just 16 of roughly 27,000 incidents statewide came from the five-county region that includes Martin. Two coverages exist either way. Every admitted Florida homeowners policy automatically includes catastrophic ground cover collapse (s. 627.706, Florida Statutes) — the severe, narrowly defined event. Carriers must also offer optional sinkhole loss coverage for additional premium, but they do not have to approve it: an inspection can be required first, and approved endorsements typically carry a deductible of 10% of the dwelling limit. The structural-damage definition is strict — cosmetic cracking does not qualify — and a paid sinkhole claim is recorded with the county clerk, permanently searchable, with seller disclosure required. Here that is mostly academic, but if you want the endorsement quoted, we will tell you straight what is and is not realistic to place.

Do I really need umbrella insurance in Hobe Sound?

If your household has more than one driver, a pool, a dog, or a boat behind the house, it is worth a real look. An umbrella is designed to add liability protection in $1 million increments above your home and auto limits when a serious claim exceeds them — and a serious at-fault accident scales to the injury, not to your net worth. Carriers require underlying limits, commonly 100/300 on auto, so we quote from there; added to a home-and-auto package, an umbrella is usually the cheapest seven-figure protection on the whole account.

Hobe Sound sits on the Atlantic side — what does that mean for my windstorm coverage?

Wind is a covered peril on standard Florida homeowners forms — a small number of policies are written wind-excluded, so it is worth confirming yours is not. Martin County is not in Florida’s High-Velocity Hurricane Zone, but coastal areas including Hobe Sound’s east side fall in the wind-borne debris region, which shapes opening-protection requirements and credits. The county’s underwriting file is anchored by 2004, when Hurricane Frances (Category 2, September 5) and Hurricane Jeanne (near 120 mph, September 26) made landfall at virtually the same spot on Hutchinson Island three weeks apart. Practical moves: get a wind-mitigation inspection — the credits are frequently the largest discount on a policy here — document your roof age, and know your hurricane deductible (usually a percentage of Coverage A) before storm season tests it.
