What Florida Renters Insurance Covers

A standard renters policy — the HO-4 — is built from four protections, each designed to help up to the limits you choose, subject to your policy’s terms.

Personal property. Your furniture, wardrobe, and electronics after covered events like fire, smoke, theft, windstorm, or water damage from plumbing — and many policies follow your belongings away from the unit, within the policy’s limits.

Personal liability. If a guest is hurt at your place, or you, a resident family member, or your pet cause injury or property damage, liability coverage is designed to help with what you become legally responsible for — including a legal defense — up to the limit you select. A companion coverage, medical payments to others, is designed to help with a visitor’s minor medical bills, no fault required.

Loss of use. When a covered loss makes the rental unlivable during repairs, this coverage — often called additional living expense — is designed to help with the added cost of a hotel or short-term rental in the meantime.

Two ways to value what you own. Actual cash value settles a covered claim on what items are worth today, depreciation included; replacement cost settles on the cost of buying them new, usually for a somewhat higher premium. Neither is right for everyone — we can price it both ways so you see the difference.

Renting in Florida: Leases, Storms, and Flood

No Florida law requires renters insurance. Your lease can, though — many landlords and property managers ask for proof of coverage before keys change hands and again at renewal. If yours does, the proof comes along with the policy, and the protection behind it is for you, not the lease.

Storm season is a contents-and-displacement question for renters. Wind damage to the building is between your landlord and their carrier. Your side of a storm is your belongings and the cost of living elsewhere while repairs happen — the job contents and loss-of-use protection are designed to do, anywhere in the state, subject to your policy’s terms and deductibles.

Flood is always a separate policy. Standard renters policies exclude flood. Flooding is micro-local — it turns on a building’s immediate surroundings and elevation, and it can happen anywhere in Florida — so the useful question is how much contents coverage to carry in a flood policy, never whether the risk applies to you. Renters can buy contents-only coverage through the National Flood Insurance Program, with limits up to $100,000 on belongings, and private Florida flood markets offer alternatives. Pricing it alongside your renters quote costs nothing.

Roommates share the rent, not the policy. A renters policy is written around the people named on it. Family living with you is typically included; an unrelated roommate’s belongings and liability typically are not, unless the carrier allows adding them by name. One policy per renter is usually the cleanest setup — part of the quoting conversation.
