Four policy forms in one community: how Oakbridge / Grasslands is put together

Drummond Company laid Oakbridge out along Harden Boulevard and built it in waves from the 1990s into the 2010s around the private Grasslands Golf & Country Club. Inside, 18 neighborhoods run from custom homes in Heritage Lakes and estate villas in the Sanctuary to patio homes in Shoal Creek, villas in Laurel Glen, townhomes, condominiums at the Enclave, plus the Oakbridge villages — 1,500-plus residences in all.

The variety is the headline: two homes a few hundred feet apart can call for different policy forms, answer to different associations, and fit different carriers — because of the deed and the decade, never because either home has a problem. Four facts do the work:

  • The homes sit on both sides of Florida’s March 2002 statewide building code — each wave gets its own rates and underwriting from every carrier.
  • Condos, villas, townhomes, and single-family homes stand side by side — the deed, not the look of the building, sets the policy form.
  • A master association with neighborhood sub-associations under it — what any association insures is spelled out in its documents, not assumed.

Villa, townhome, condo, house: the deed settles the policy form

Townhome, villa, patio home — in Grasslands those words describe architecture. The policy form follows the form of ownership on your deed and governing documents. Fee simple owner-occupied calls for a homeowners form (HO-3); fee simple rented out, a dwelling fire form (DP-3); condominium ownership — the Enclave’s form — an HO-6 sized to what the documents leave to the unit owner. That holds, attached or freestanding.

The situation we watch for hardest: a fee-simple villa or townhome whose association banks healthy reserves for roofs and paint. Owners read that as “the building is insured.” Usually it is not — maintenance reserves are not a master insurance policy, and an HO-6 on a fee-simple home without a real master policy can leave the structure itself largely uninsured. Ask the association for the insurance certificate, not the budget — then start your quote with the deed answered.

Tip (one document): if your neighborhood carries a master policy, get your own copy. Confirm building coverage including wind and the other perils, confirm your exact building and unit appear on it, and divide total building coverage by the number of units as a sanity check. What sets a Grasslands premium — and the paperwork that helps yours

Hurricane season gets the attention, but the claims we handle most here are water damage — a supply line behind a wall, a water heater giving out — then the wind, hail, and lightning summer storms hand everyone. The lever in your hands is the roof. Carriers price the documented age of the roof, not the year the house went up — and a replaced roof with the permit or wind-mitigation report behind it does two things in order: it opens more carriers for your home, because roof age gates carrier appetite in Florida, and the wind-mitigation credits are real money on top.

Tip (two documents): pull your permit history from Lakeland’s online permit records before you quote — a documented re-roof date often does more for the premium than any single discount — and book a wind-mitigation inspection right after any re-roof. Florida law requires insurers to credit what the report verifies, a report generally stays valid about five years, and an old report can’t speak for a new roof.

The right start, working with your agent, is a rebuild number built for your specific house: construction materials, upgrades, style, scope, features. Whether it lands standard-market or specialty, the comparison begins with an honest rebuild number.

That number carries risk in both directions. Too low, and a total loss leaves a gap; padded past the real rebuild cost, and you fund years of premium for value the house doesn’t carry — high-value programs price from rich replacement estimates, so the estimate drives the premium.
