World Golf Village Home Insurance

World Golf Village grew up around two championship courses — the King & Bear, the only one Arnold Palmer and Jack Nicklaus designed together, and the Slammer & Squire — with gated estates, the 55+ Cascades, and the family streets of Heritage Landing and Murabella around them — several thousand homes in all. The Hall of Fame itself relocated to Pinehurst in 2023, and locals still call the place WGV. Courses, gates, CDDs, build years — each changes what the right policy looks like, and we compare 20+ Florida homeowners carriers (25+ across our personal lines) so you see where yours prices best.

Start with the neighborhood: each corner of WGV insures a little differently

Everything here shares exit 323 and the 32092 ZIP; the neighborhoods are distinct, and the differences show up in a quote. The villages around the old Hall of Fame campus and the Slammer & Squire came first, from the late 1990s. The King & Bear followed once its course opened in 2000 — estate homes and production streets behind the same gates. Cascades is the 55+ piece, gated and built by Levitt in the 2000s. Heritage Landing and Murabella filled the corridor toward State Road 16 through the 2000s and into the 2010s; the community is essentially built out except for infill.

The money side is layered the same way. Depending on the neighborhood, a community development district shows up on the tax bill — the World Golf Village CDD in the core, the Rivers Edge CDD in the Heritage Landing area — the one behind the waterslide amenity campus — and others by street. Assessments repay bonds and run amenities; HOA dues run the association; neither insures your house. That part is yours — and working with your agent, matching the policy to your corner of WGV is the first task.

  • Construction ran in chapters from the late 1990s into the 2010s — each era carries its own carrier rates, set from its construction and claims record, with the roof priced at the age you can document.
  • Nearly every home is fee-simple single-family — an HO-3 when you live in it, a dwelling-fire DP-3 when you rent it out; near the resort core some residences are condominium ownership, and the deed, not the look, decides the form.
  • Golf-resort living adds its own list: carts, course-side glass and screens, and the liability layer over all of it.

Start a quote — you enter the house once, and every one of our markets runs its own number on it.

What actually moves a World Golf Village premium

Hurricanes dominate the Florida insurance conversation, but the claims we handle most here are water damage — a failed supply line inside a wall, an aging water heater letting go — followed by the wind, hail, and lightning that summer thunderstorms bring everyone. Hold as much water-damage coverage as the house can qualify for — the catch being the qualifying: carriers read the home’s age, its plumbing type and vintage, and any past water losses, and some cap or exclude water coverage accordingly.

On price, carriers read WGV’s build history as chapters, not one number. The statewide building code that took effect in March 2002 runs through the middle of it — the earliest core villages predate that line, most of Heritage Landing and Murabella came after — and because of those code-era and construction differences, each carrier sets its own rates and underwriting for each chapter. No chapter is better or worse; they’re data sets, and different carriers price different chapters most competitively. The rest of the quote stacks up from construction materials, a Coverage A limit grounded in real rebuild cost, endorsements — contents replacement cost, law & ordinance — wind-mitigation credits, smaller discounts (gates at King & Bear and Cascades, alarms, leak devices), and the area’s own loss history. For the full county picture, see our best home insurance companies in St. Johns County rankings.

Inside all of that, the piece you can most influence is the roof. In the earliest villages the original shingle roofs have mostly been replaced, and carriers price the documented age of the roof itself, not the year the house was framed; on newer streets the same rule holds — original or replaced, the roof gets priced at its documented age.

Tip (costs nothing): pull your re-roof or roof-repair permits from St. Johns County’s online permit records before you quote. A roof date you can document opens more carriers to the home, and the credits that follow are real money on top.
Tip: schedule a wind-mitigation inspection right after any re-roof — Florida law requires insurers to credit the features the report verifies, and a report is generally good for about five years. Re-roofed since your last inspection? There may be earned credits still unclaimed.

King & Bear: what’s under the tile, and getting the big numbers right

Behind the King & Bear gates, estate homes and production streets wrap the same Palmer–Nicklaus fairways — and many of the early-2000s builds carry concrete or clay tile. Tile reads differently than shingle to a carrier, and the difference is underneath: the surface lasts for decades, while the underlayment beneath is the layer that ages — the thing carriers are really asking about when they ask the roof’s age. Tile adds the matching question too: profiles fall out of production, and when a repair calls for tile nobody makes anymore, the reach of replacement depends on the specific policy’s terms — fine print we compare deliberately.

The other conversation is the rebuild number behind Coverage A. A larger or custom home doesn’t route automatically to a high-value program — the honest starting point is a per-home rebuild estimate, worked through with your agent from your house’s materials, upgrades, style, scope, and features. Both directions cost you: set low, a total loss leaves a gap; padded past the real rebuild, years of premium go toward value the home doesn’t hold. Dedicated high-value programs price straight off those rich estimates — while many Florida admitted carriers offer HO-5 policies with extended replacement cost, richer contents treatment, and scheduling for jewelry and collections at much better premiums. We put both paths side by side so you see where your home genuinely fits. Run the comparison on your own numbers.

Cascades: insurance for the 55+ move

Cascades runs on its own rhythm — gated, 55+, with owners who set up a Florida household at retirement. For anyone arriving from out of state, the carrier lineup here looks nothing like the one back home, and that’s the moment to set the whole account up together — home and autos in one pass, because a bundle shifts each carrier’s math differently, and we compare 20+ homeowners and 6+ auto carriers side by side. Have the gate, a monitored alarm, and any leak-detection devices on the application — each can carry a discount, and they’re easy to miss in the rush of a move.

Tip: an automatic water shut-off or leak-sensor system earns a discount with a number of carriers — and in a house that sits quiet while you travel, it’s the difference between a leak running for days and a valve closing on its own.

Flood around the lakes: the question is how much, decided parcel by parcel

World Golf Village sits well inland, threaded with lakes, ponds, and wetland corridors — and flood mapping here runs parcel by parcel. An inland address settles nothing, because flooding is micro-local — how your lot sits against its neighbors, where its water goes, what the ground does in a stalled summer storm. Two houses on one street can map differently, so we pull the current FEMA map for your exact address with every quote, at no cost.

Florida gives the flood decision one moving part: how much. Homeowners policies exclude rising water, and under FEMA’s Risk Rating 2.0 a premium comes from the parcel’s own facts — distance from a flooding source, the home’s rebuild cost, first-floor height — far more than from the zone letter. That math often leaves flood among the least expensive policies on an inland account — reason enough to price it instead of guessing. Worth knowing: NFIP building coverage stops at $250,000, and many homes here would take more than that to rebuild — private flood markets can carry higher limits. We compare NFIP and private options across 10+ flood carriers; check your parcel.

Golf carts, course-side lots, and the umbrella over the whole account

A golf community keeps golf carts, and a cart is never safely assumed onto the homeowners form. Its title, its street-legal status, and its actual territory decide whether an endorsement or a standalone policy should carry it — raise it when we quote, and it gets a placement decision of its own. Course-side lots add two easily-missed items: golf-ball breakage typically runs through the homeowner’s own policy and deductible, and screened lanais and pool cages can be treated separately for windstorm unless an endorsement addresses them — both quick to settle while the policy is built.

Then the liability layer. Between household drivers, a pool if you have one, and the cart, a personal umbrella stacks extra liability protection — typically bought in million-dollar layers — above your home and auto limits, subject to its own terms. No formula produces the right limit. The guidance that holds: as much coverage as you qualify for, as much as you can afford, and a limit sized to the earnings you have now plus the ones still ahead — a judgment can reach forward. We compare 5+ umbrella carriers, and 6+ on the auto policies beneath it — one quote entry prices all of it at once.

Renewing in WGV? Compare it without redoing the paperwork

Cornerstone Insurance carries Florida agency license L061107 and writes in every county in Florida — independent, so the recommendation isn’t tied to any one carrier: your home and autos get priced across our markets, and you see what came back. Renewal savings usually hide behind a change nobody re-priced — a re-roof missing its fresh wind-mitigation report, a leak-sensor with no credit attached, or a home and autos no single agency has priced as a pair.

The fastest start is Canopy Connect — a secure link that brings your current policy details over from your carrier in a couple of clicks, so the comparison starts from the coverage you actually carry. World Golf Village insurance questions, answered plainly

Is World Golf Village in a flood zone?

Every address maps to some FEMA zone; around WGV’s lakes, ponds, and wetland corridors the mapping runs parcel by parcel, and an inland ZIP doesn’t settle it — flooding follows your lot’s own elevation and drainage. Rising water sits outside homeowners policies, which leaves the amount of flood coverage as the real decision. Every quote comes with a free check of the current FEMA map for your address, plus NFIP-versus-private comparisons across 10+ flood carriers.

Is any insurance included in my CDD assessments or HOA dues?

No. District assessments — the WGV CDD in the core, Rivers Edge in the Heritage Landing area — repay bonds and run amenities and infrastructure, and HOA dues run the association; your house is insured only by your own policy. Does your association own common property? Then the loss assessment endorsement deserves a question — it exists for the special assessment that can follow damage to association-owned property, subject to your policy’s terms, and it typically costs little.

My King & Bear home still has its original tile roof. Does that limit my options?

Not by itself. The tile surface lasts decades; the underlayment beneath is the layer that ages, and it’s what carriers are really asking about. Your advantage is documentation — permits, a roofer’s written note on underlayment condition, a current wind-mitigation report — which brings more carriers to the home and earns credits on top. Carriers rate tile-era homes differently from one another, so comparing 20+ of them usually turns up options a single quote wouldn’t.

Will my homeowners policy take care of my golf cart?

Never assume it onto the homeowners form. The cart’s title, its street-legal status, and its actual routes point to either an endorsement or a standalone policy — liability being the piece that matters most. Mention the cart when we quote, and we’ll place it deliberately.

How much is homeowners insurance in World Golf Village (ZIP 32092)?

There’s no honest flat answer: the number is built from your home’s era chapter, construction materials, the rebuild cost behind Coverage A, endorsements, wind-mitigation credits, and discounts — and each of our 20+ carriers weighs those inputs its own way. Also worth knowing: a prior claim doesn’t raise your property rate by itself — it can shorten the list of carriers offering terms and cost the claims-free discount, typically 2–10% — one more reason to have the full field priced rather than accept a single renewal offer.

I’m buying a condo near the resort core instead of a single-family home — is my policy different?

Yes, and the deed decides it, not the building’s look. Condominium ownership is written on an HO-6; fee-simple ownership belongs on an HO-3 when you live in the home. Where a master policy figures in, read your own copy: confirm building coverage includes wind, confirm your building and unit are actually scheduled, and divide total building coverage by unit count as a sanity check. Then, working with your agent, size the HO-6 to what the association’s documents assign you.

We’re retiring to Cascades — how should we set up our insurance?

Price the home and the cars together from the start — a bundle moves each carrier’s math differently, and we compare 20+ homeowners and 6+ auto carriers in one pass. Make sure the gate, a monitored alarm, and any leak-detection or water shut-off device make it onto the quote, since each can carry a discount. And if you’re arriving from another state, expect an unfamiliar carrier lineup — Florida’s homeowners market is its own, so the comparison matters more than a familiar name.
