One community, three insurance situations

Carriage Pointe is about 1,500 single-family homes off Gibsonton Drive, built out in waves between 2005 and 2020, with a clubhouse, fitness center, and tennis courts inside the community and I-75 a short hop from every driveway. Two things about how the neighborhood is set up shape every quote here.

First, a Carriage Pointe tax bill carries a CDD assessment. The community development district financed the neighborhood’s infrastructure and amenities, and the assessment pays it back — none of it buys insurance on your home. Neither do HOA dues. Whatever you pay the district or the association, the house itself rides entirely on the policy you buy for it.

Second, a meaningful share of Carriage Pointe is investor-owned, and occupancy — not the floor plan — decides which policy a house needs:

  • You own it and live in it: a homeowners policy (HO-3), the form built around an owner-occupied home.
  • You own it and rent it out: a dwelling policy (DP-3), the landlord form — same house, different policy.
  • You rent it: a renters policy for your belongings and liability, because your landlord’s policy isn’t built for you.
  • All of the above: some amount of flood coverage, priced parcel by parcel — more below.

We place all three routinely. Start a quote — you enter the house once and we run it across our markets.

The mid-2000s streets: roof age, carrier appetite, and Citizens letters

The first wave of Carriage Pointe went up during the mid-2000s building boom, which puts every home here on the right side of a line carriers care about: the statewide building code that took effect in March 2002. Carriers don’t rate homes on a simple older-equals-more slider — they rate era cohorts, homes built the same way in the same years with that group’s claims record attached — and a post-2002-code cohort is a good one to be in.

The roof is where the first wave earns its own conversation. A shingle roof original to a mid-2000s build has reached the age where many carriers decline to quote the home at all — in Florida, documented roof age gates which companies will even look at a house before it touches what any of them charge. A documented replacement does two things, in this order: it opens more carriers to you, and then the wind-mitigation credits behind it put real money on top.

Tip (free, five minutes): look your address up in Hillsborough County’s online permit system before you quote. A re-roof with a permit behind it is worth actual premium dollars with the carriers we compare.

Pair the re-roof with a fresh wind-mitigation inspection — a quick inspection documenting roof geometry, deck attachment, secondary water resistance, and opening protection. Florida law requires carriers to credit the features it verifies, and a report is generally good for about five years. The most common money left on the table: a re-roof done years ago whose wind-mitigation report predates it.

Then there’s the letter some first-wave owners know well. Homes whose roofs aged past private-market appetite often ended up at Citizens, and Citizens actively moves policies back out through takeout offers — a private carrier proposing to assume your policy, with an estimated premium and a response deadline. Don’t toss it, and don’t sign it reflexively either. Under Citizens’ eligibility rules, an offer priced within 20% of your Citizens renewal generally means staying isn’t an option — but that number is one company’s answer, not the market’s. Bring the letter to us before the deadline and we’ll compare it against 20+ homeowners markets.

For Carriage Pointe landlords — and the tenants renting from them

A rented Carriage Pointe home belongs on a DP-3 dwelling policy — the form built for a landlord: coverage for the dwelling and other structures, fair-rental-value coverage designed to help with the rent a covered loss interrupts, and premises liability, each subject to the policy’s terms. A homeowners policy is built around the assumption that the named insured lives in the house; when the occupancy on the policy doesn’t match who actually sleeps there, the policy wasn’t built for the risk it’s carrying. Tell your agent plainly who occupies the home, and we’ll place the form that matches.

Plenty of Carriage Pointe owners manage from another city or state, and distance raises questions worth settling on purpose: how much fair-rental-value coverage the policy carries, and how it treats a house sitting empty between tenants — many dwelling policies restrict coverage after a set number of vacant days. Leak-detection and automatic water shut-off devices earn credits with a number of carriers and matter most here, because a slow leak in a house nobody walks through daily is how a small claim becomes a large one.

Tip for landlords: require renters insurance in the lease, and ask to be added as an interested party on the tenant’s policy — you’ll be notified if it cancels or lapses. It costs your tenant little.

And if you’re the tenant: the landlord’s policy centers the building and the owner’s interest in it. Your belongings, the cost of living somewhere else after a covered loss, and your personal liability are yours to cover — a renters policy is among the least expensive things we quote. The same short quote form covers any of these situations.

I-75 commutes, family cars, and the umbrella over all of it

Carriage Pointe’s location is a commuting decision — the interchange puts Tampa and Brandon within a daily drive, and carriers price that reality directly: annual mileage and commute use are rating inputs, so an accurate picture of how each car is used matters. We compare 6+ auto carriers, and for households logging serious interstate miles, the coverage we discuss hardest is uninsured/underinsured motorist — the part of an auto policy designed for the driver who hits you while carrying state-minimum limits or none at all, subject to your policy’s terms.

Above the home, the autos, and any rental sits the umbrella question. A personal umbrella policy adds a separate layer of liability coverage — typically sold in million-dollar layers — over the home, auto, and landlord liability limits underneath, subject to its own terms; a landlord’s premises exposure plus a daily interstate commute is exactly the profile it exists for. There’s no formula for the limit; nobody can tell you in advance how much you’ll be sued for. Carry as much as you qualify for and can afford, at a limit protecting today’s income and tomorrow’s — judgments can reach earnings that haven’t happened yet. We place 5+ umbrella carriers.

Water damage inside the house, flood water outside it

The claims we handle most in communities this age aren’t hurricanes — they’re water from inside: a washing-machine hose that gives out, a water heater quietly past its service life. Our advice is the same for every house here: carry as much water-damage coverage as you can qualify for. The load-bearing word is qualify — carriers weigh the home’s age, the plumbing’s type and age, and any water losses in the record, and some restrict or rule out water coverage as a result.

Flood is the other water conversation, and it’s a separate policy — homeowners and dwelling forms exclude rising water in every zone. Gibsonton is a bayfront ZIP on Tampa Bay’s east shore; Carriage Pointe sits inland of the waterfront, but that distance is one input, not an answer — flooding is micro-local, following your lot’s elevation relative to its neighbors, how the ground drains, and where water goes when a summer storm stalls. Some amount of flood coverage belongs on every Florida home; the decision worth your time is the amount. Under FEMA’s Risk Rating 2.0 a premium prices off your parcel’s own facts — distance to a flooding source, rebuild cost, first-floor height — far more than the zone letter, and NFIP coverage tops out at $250,000 on the building, with private options past that. We put NFIP and private flood side by side across 10+ flood carriers and look up your exact parcel on the current FEMA map with every quote, free — and since a new flood policy generally waits out a set period before taking effect, price one before you’re watching a forecast. Price your parcel’s flood options — the map check is free.

Landlords: rising water is excluded on a DP-3 too, so the rental deserves the same how-much decision.

Already insured in Carriage Pointe? Make the renewal compete

Cornerstone Insurance is licensed as Florida agency L061107, with agents writing in every county in the state — and independent, meaning the client is who we answer to. Reviews here tend to pay for themselves when something changed and the policy didn’t: a re-roof with no fresh wind-mitigation report, a water shut-off device with no credit attached, a military or first-responder discount that never came up, home and auto never priced by the same agency — or a house that shifted from owner-occupied to rented while the policy stayed put. For the county-wide carrier picture, our best home insurance companies in Hillsborough County rankings go carrier by carrier.

The quickest way in is Canopy Connect — a secure link that brings your current policy details over to us straight from your carrier in a couple of clicks, so we start from your real limits and endorsements instead of memory. Or spend a few minutes on a fresh quote, or call or text 813.920.8181 to reach a licensed Florida agent directly.

What Carriage Pointe owners, landlords, and renters ask us

Does Carriage Pointe have a CDD, and does it pay for any insurance on my home?

Carriage Pointe has a community development district, and the CDD assessment on your tax bill repays the financing behind the neighborhood’s infrastructure and amenities. None of it — and none of your HOA dues — buys insurance on your house. Your home, your belongings, and your liability protection all ride on the policy you purchase yourself.

I rent out my house in Carriage Pointe — is a homeowners policy enough?

A rented home belongs on a DP-3 dwelling policy, the form built for landlords: dwelling and other-structures coverage, fair-rental-value coverage designed to help with rent a covered loss interrupts, and premises liability, each subject to the policy’s terms. An HO-3 assumes the named insured lives in the home; when a house changes from owner-occupied to rented, the policy should change with it.

I’m a tenant in Carriage Pointe — does my landlord’s insurance protect my belongings?

No — your landlord’s policy centers the building and the owner’s interest in it. Your furniture and electronics, the cost of living elsewhere after a covered loss, and your personal liability need a renters policy of your own. It’s among the least expensive coverage we quote.

I got a takeout offer for my Citizens policy in Carriage Pointe. Do I have to accept it?

You have a response window, and the estimated premium matters: an offer priced within 20% of your Citizens renewal generally ends your eligibility to stay. But the letter isn’t the whole market — it’s one carrier’s number. Bring it to an independent agent before the deadline; we compare the takeout carrier against 20+ homeowners markets — sometimes the offer wins, sometimes another market does.

My Carriage Pointe home was built in 2006 and still has its original roof — can I still get quotes?

Usually, but from a shorter list — documented roof age gates which carriers will consider a home in Florida, so an original mid-2000s roof narrows the field before price enters it. A documented replacement opens more carriers first and earns wind-mitigation credits second — the permit and a fresh wind-mitigation report make both real to an underwriter. The shorter the list gets, the more an independent comparison across 20+ carriers is worth.

Which flood zone is Carriage Pointe in?

Flood zones are drawn lot by lot, so the honest answer comes from your parcel, not the subdivision — we pull the current FEMA map for every address we quote, free. Keep the letter in perspective: every Florida home should carry some amount of flood coverage, the real decision is how much, and under Risk Rating 2.0 the premium follows your parcel’s own facts far more than its zone. We price both NFIP and private options across 10+ flood carriers.

What’s the going rate for home insurance in Carriage Pointe (ZIP 33534)?

An average would only mislead you here: the era cohort the home was built in, the documented age of its roof, the rebuild cost behind Coverage A, endorsements, wind-mitigation credits, and discounts all move the number, and each of our 20+ carriers weighs them differently. And a prior claim doesn’t raise your property rate by itself — it can shrink the list of carriers willing to quote the home and cost you the claims-free discount, typically 2–10%.
