Living in SoHo: one corridor, four kinds of policyholders

SoHo is shorthand for South Howard — the stretch of South Howard Avenue running from Kennedy Boulevard down to Bayshore Boulevard. The avenue itself is Tampa’s best-known restaurant and nightlife strip; the blocks on either side belong to some of the city’s oldest residential fabric, with Hyde Park to the east, Palma Ceia to the southwest, and West Hyde Park in between.

Walk two blocks off the avenue and the housing changes character completely. Side streets hold Craftsman bungalows and Victorians from Hyde Park’s early-1900s streetcar era; the corridor carries condo buildings with parking garages, townhome rows, and apartment communities where a large share of residents rent. That’s four different policy forms within a few hundred yards — homeowners for the bungalow, HO-6 for the condo, deed-dependent for the townhome, renters for the apartment — and no single carrier prices all four well.

What actually moves a premium here

The claims that shape this market are quieter than the ones on the news. Most of what we handle is water damage — a supply line, a water heater, a drain stack inside a wall older than air conditioning — followed by the wind, hail, and lightning that ordinary summer thunderstorms deliver each year. We encourage clients to carry as much water-damage coverage as they can qualify for — and qualifying is the operative word: carriers weigh a home’s age, the type and age of its plumbing, and any recent water losses, and some will cap or exclude water coverage depending on what they find. Landing with the right carrier decides what’s even available before price enters the picture.

A home’s age is priced with more nuance than most people expect. Underwriters rate each building period separately, judging it on its materials, methods, and actual loss record — which is why a well-kept 1920s bungalow can quote better than a house fifty years its junior. What you control inside that is documentation: the roof age you can prove with a permit and an invoice (most early-1900s-built homes here are many roofs past the original), updates to plumbing and wiring, and a wind mitigation inspection, whose verified features Florida law requires insurers to credit.

Flood coverage, from Zone X blocks to the Bayshore end

Our flood conversations in SoHo start from one premise: every Florida home should carry some amount of flood coverage, and the real decision is the limit. Much of the district maps to FEMA’s Zone X, but the corridor’s southern end runs straight toward the bay — in September 2024, storm surge from Hurricane Helene closed Bayshore Boulevard from Platt Street to Euclid Avenue and sent water into surrounding streets. A standard homeowners policy excludes rising water from any source, surge and overwhelmed storm drains alike.

Between those two ends, what an individual address does in heavy rain turns on things no district-level map records: how its slab sits relative to the lots beside it, where the nearest inlet is and how quickly it clears, what the soil is already holding when the next band of rain arrives. A mortgage that closed without a flood requirement only means the loan didn’t trigger one; it says nothing about the street. That’s why we run the FEMA lookup for the specific parcel on every quote instead of reading the neighborhood’s reputation.

Pricing follows the same logic. HO-6, townhome, or renters: getting the form right

Condo buildings along Howard put a dividing line through every unit: the association’s master policy carries the building’s structure and common areas, while your own HO-6 policy is designed to cover the interior build-out, your belongings, and your personal liability, subject to its terms. Exactly where that line falls is written into your association’s governing documents and varies building to building — read yours, or ask the association directly, before choosing limits, because the answer changes how much dwelling coverage your unit policy should carry.

Price two related pieces at the same time. A loss assessment endorsement is designed to help with your share of an assessment the association levies on owners after a covered loss to common property, subject to the endorsement’s terms and limits. And for townhomes, the right form isn’t automatic — your deed settles it: fee-simple ownership belongs on a full homeowners policy (a right you keep even where the HOA buys a master policy), while condominium ownership calls for a unit-owner form. And never assume reserves for roofs and paint include insurance — ask the association for the master policy’s insurance certificate, not the budget.

If you rent along the corridor — as a large share of SoHo residents do — the building owner’s insurance is arranged around the building, not your possessions. How do carriers look at a century-old bungalow near the SoHo strip?

On its own record, not its birthday.
