The deed decides, not the look of the building. “Villa” is an adjective; the form of ownership is the fact. Fee-simple title on an owner-occupied home points to a homeowners form (HO-3), even attached; condominium ownership points to an HO-6. And one caution worth a phone call: an HOA that maintains lawns or exteriors is not the same thing as a master insurance policy. Before anyone sells you a walls-in policy, ask the association for the insurance certificate — not the budget — and build the policy around that answer.
