What moves an insurance premium around Westshore

Condo units, apartments, and where the master policy stops

Much of Westshore’s housing is vertical, and vertical living splits insurance in two. Your association’s master policy is written for the building — the shared structure and common areas. Your own HO-6 policy is designed for the inside of your unit: interior walls and flooring, cabinetry and fixtures, your belongings, and your personal liability, each subject to the policy’s terms. The dividing line is not set by a carrier or by us; your association’s governing documents spell it out, and it varies building to building.

Flood coverage beside Old Tampa Bay

FEMA’s mapping puts most of the business district in Zone X, with AE zones along the Old Tampa Bay waterfront. Storm surge enters the conversation near the water — a note worth making, and no more — because the flood exposure every address shares is simpler: rain arriving faster than the drains can move it. Rising water in any form is excluded from standard homeowners, condo, and renters policies. So treat Zone X as a pricing input, not permission to go without: every Florida household should carry some amount of flood protection, and the useful conversation is how many dollars of it your address justifies. Mortgage rules decide who must buy flood coverage; they were never a measurement of who needs it.

Whether a storm puts water in a building comes down to details no district-wide map records — how high the finished floor sits compared with the properties around it, which way the lot sheds rain, the capacity of the nearest inlet, and how saturated the ground already is when the heaviest cell arrives. That is why every flood quote we run starts with a current FEMA lookup for the specific parcel rather than an assumption borrowed from the block.

Pricing follows the same logic. Under FEMA’s Risk Rating 2.0, a premium is assembled from the property’s own characteristics — distance to the nearest flooding source, construction type and rebuild cost, elevation and first-floor height — with the zone letter as a minor input.
