Wimauma Insurance — Home, Auto, Flood & Umbrella
Wimauma is mostly newer construction, seven in ten homes built since 2010, most in CDD subdivisions, plus an older village core and many manufactured homes. Carriers notice a home that’s been kept up. Roof age decides who will quote, and straps under a hip roof are worth real money.

How Wimauma is put together — and why a policy should follow suit
Wimauma sits in unincorporated south Hillsborough County, and its housing stock is young. Census ACS 2020–2024 estimates for ZIP 33598 put about 71 percent of homes at 2010 or later, 11 percent in the 2000s, and 10 percent before 1990, with 12 percent manufactured homes and 7 percent attached villas and townhomes. Most newer subdivisions sit inside community development districts, including the Highlands CDD around Ayersworth Glen, Southshore Bay, Berry Bay, Forest Brooke, Creek Preserve, Hidden Creek, and DG Farms behind Sereno, per each district’s site. Valencia Lakes is a gated 55-plus community with an HOA formed in 2005; Southshore Bay and Sereno are gated too. The era tells carriers which building code applied, a CDD assessment pays for infrastructure rather than insurance, a gate can earn a credit with some carriers, and a manufactured home is written on its own form. The village core follows the county’s Wimauma Village Plan, adopted in 2007 and updated in 2021.
Each of those gets its own section below. One quote entry puts the home, auto, flood, and umbrella pieces in front of 25+ carriers across our personal lines at the same time.
Roof age and build era: how carriers read a Wimauma home
Carriers price building eras here rather than a straight line of age. Florida’s unified building code took effect on March 1, 2002, so the small pre-2002 cohort, the 2000s wave, and the larger 2010-and-later wave each carry their own construction details and claims record, and each is quoted on its specifics. None is the wrong one to own — they are data sets carriers use to fine-tune underwriting and premium. What you control is documentation. A permit or wind-mitigation report with the roof’s install date opens more of our 20+ homeowners carriers to the home first, since roof age gates appetite in Florida, then earns wind credits for roof shape, deck attachment, and strapping that are real money on top. Early-2010s homes are reaching the age where carriers ask for that paperwork, so pull it before you compare quotes.
The policy form follows the deed, not the floor plan
About 7 percent of the ZIP’s homes are attached (Census ACS 2020–2024), including Valencia Lakes’ Regal Twin Villas and Southshore Bay’s townhomes. The deed decides the form, not the building’s look. Fee-simple ownership occupied by the owner belongs on an HO-3, or a DP-3 if you rent it out, while condominium ownership almost always means HO-6. On an attached fee-simple home, the check that matters is whether the association actually carries a master insurance policy, not just maintenance reserves for roofs and paint. When you get your copy, working with your agent, confirm building coverage including wind, confirm your building and unit are scheduled, and ask the association how the building limit was set.
Water damage, summer storms, and the separate flood decision
Water damage from plumbing and appliance failures is the claim we see most, with summer thunderstorms’ wind, hail, and lightning next. We encourage clients to carry as much water-damage coverage as they qualify for, though older plumbing, prior water losses, and a home’s age can limit or exclude it. Flood is a separate decision, where the question is how much, not whether, and pricing follows the property, not the zone: distance to the flooding source, elevation, construction, and rebuild cost. Wimauma’s subdivisions map mostly to FEMA Zone X, with AE along the Little Manatee River, its branches, and some interior wetlands, and the NWS gauge at US 301 saw its fourth-highest crest during Hurricane Debby, August 2024. Unincorporated Hillsborough County holds CRS Class 5, a 25 percent NFIP discount on FEMA’s April 1, 2026 list. Three routes exist — the NFIP, 10+ private flood carriers, or a flood endorsement on certain home and dwelling forms, sized to rebuild value.
Full driveways, backyard pools, and the umbrella over both
Households here keep about two vehicles on average, and two in three keep two or more (Census ACS 2020–2024, ZIP 33598). A teen driver moves auto pricing most, so tell us early. Pools, trailered boats, and dogs each raise liability questions on the home policy, and how any policy treats them is policy-dependent. We recommend uninsured motorist coverage, because the Insurance Research Council has estimated that roughly 15 to 20 percent of Florida drivers are uninsured, and compare 6+ auto carriers with liability limits set well above the state minimum. A personal umbrella adds a layer above home and auto limits, subject to its own terms, from 5+ umbrella carriers, realistically starting near $500 a year for the first million. Sizing is not a formula — buy as much as you qualify for, can afford, and need to protect current and future earnings, and add the umbrella’s UM endorsement.
The same quote entry prices the auto and umbrella pieces alongside the home, so the limits line up instead of being set in three separate conversations.

Questions Wimauma owners bring us
What flood zone is Wimauma in, and how much flood insurance should I carry?
Most Wimauma subdivisions map to FEMA Zone X on the Hillsborough County panels, with Zone AE tracing the Little Manatee River, its branches, and some interior wetlands, and FEMA draws those lines parcel by parcel. The zone decides what a lender requires, not how water behaves, and the NWS gauge at US 301 saw its fourth-highest crest during Hurricane Debby, August 2024. Working with your agent, size the limit to the home’s rebuild value or the highest limit offered so the policy qualifies for replacement-cost settlement, and compare the NFIP, 10+ private flood carriers, and a flood endorsement where your homeowners carrier offers one. The NFIP includes no loss of use; some private policies do.
Do CDD assessments or an HOA change my homeowners insurance?
A community development district assessment on your tax bill repays and maintains infrastructure such as roads, ponds, and amenities, and it buys no insurance for your home, so the CDDs around Wimauma have no direct effect on your premium. An HOA matters in two ways. A gated entry like the ones at Valencia Lakes, Southshore Bay, and Sereno can earn a gated-community credit with some carriers, subject to their rules. More importantly, on attached villas and townhomes, the association may or may not carry a master insurance policy on the building, and that fact decides how much dwelling coverage your own policy needs. Ask for the certificate rather than the budget line.
I own a villa in Valencia Lakes or a townhome in Southshore Bay. Do I need an HO-3 or an HO-6?
Your deed answers that, not the word villa or townhome. Fee-simple ownership occupied by the owner points to a homeowners form such as HO-3, and to a DP-3 if you rent the unit out. Condominium ownership almost always points to HO-6. Where a fee-simple association does buy a master policy on the building, you keep the right to choose an HO-3 or, with underwriting approval, an HO-6. The mistake to avoid is an HO-6 on a fee-simple home with no real master policy behind it, because the form presumes someone else insures the structure. Verify which situation you are in with your association before the policy is written; working with your agent, the form follows.
My home was built in 2012 and still has its original roof. Does that matter for quoting?
It matters for which carriers will consider the home more than for what any one of them charges. Roof age gates carrier appetite in Florida, and a shingle roof from the early 2010s is now at the point where many of our 20+ homeowners carriers ask for documentation. A current wind-mitigation inspection records the roof’s install date along with roof shape, deck attachment, and strapping, and those documented features earn credits that are real money. The 2012 build date already places the home under the post-2002 Florida Building Code, which carriers treat as its own era with its own data. Get the inspection before you compare quotes so every carrier sees the same facts.
How is a manufactured home in Wimauma insured?
About 12 percent of the homes in ZIP 33598 are manufactured homes according to Census ACS 2020–2024, and they are written on a mobile-home policy form rather than an HO-3. Carriers rate them on the year of manufacture, tie-down and anchoring documentation, roof condition, whether the home sits on owned land or a rented lot, and whether it is occupied year-round. Flood coverage remains its own decision on a manufactured home, with the same three routes as any other dwelling, and elevation and anchoring both feed the price. Working with your agent, gather the title, the installation records, and any tie-down inspection before quoting, because those documents open more markets.
How much umbrella coverage should a Wimauma household carry?
There is no formula, because nobody knows the size of a lawsuit before it is filed. The rule we use is to buy as much as you qualify for, can afford, and need to protect the earnings you have now and expect in the future, since a judgment can reach both. Umbrellas are sold in million-dollar layers above your home and auto limits, and a realistic starting point is around $500 a year for the first million, policy-dependent. We compare 5+ umbrella carriers, and we recommend carrying uninsured motorist coverage on the auto policy plus the umbrella’s own UM endorsement where the carrier offers one, because the Insurance Research Council has estimated that roughly 15 to 20 percent of Florida drivers are uninsured.
Is sinkhole coverage something to ask about in Wimauma?
Treat it as a know-your-risk question rather than a pricing one. Catastrophic ground cover collapse coverage is included with admitted carriers in Florida under state law, and it is limited to the severe events the statute defines. A separate sinkhole loss endorsement must be offered, but approval usually depends on an inspection, many homes do not get approved, and when it is issued it typically carries a deductible of 10 percent of the dwelling limit. Sinkhole activity is not a rate driver for a Wimauma quote. If you are buying, a pre-purchase inspection tells you more than endorsement hunting, and we will tell you straight what is and is not realistic to place.
